We create offices with knowledge that comes from the construction site.

Our approach was shaped on construction sites. For years, we worked in investor supervision, technical coordination and the delivery of demanding office projects. Today, that experience allows us to design and build with a clear understanding of how decisions made at the beginning affect construction, budget and the way the office performs in everyday use.

Sylwia leads design, documentation and technical coordination. Piotr is responsible for budgets, scope and the models used to structure investment decisions earlier in the process.

I have been designing and managing investment projects for more than 25 years. I am responsible for concepts, documentation, multidisciplinary coordination and site supervision, so that every project works visually, technically and in delivery.

I always start with the question: how should this office work every day? I look at the way the organisation works, the balance of functions, the technical possibilities of the building and whether the idea can move smoothly through documentation and construction. Only then do I build the design.

I have worked on office projects since 2008. I am responsible for budgets, pricing, scopes of work and cost optimisation, as well as the development of benchmarks and models that support investment decisions.

For years I have looked at an office as one decision, not a collection of separate subjects. Design, cost, scope, what is worth retaining and how the whole decision performs over time should make sense together from the start. That is why I structure scenarios, budgets and data before construction begins.

Coordination of architecture and building services

The functional layout, HVAC, electrical systems, fire alarm, AV and other disciplines must work as one integrated system rather than as separate layers of the design.

The outcome should be more than an attractive interior. It should be a workplace prepared for real, everyday use.

What matters Good detailing starts long before the finishing stage.

Material junctions, service routes, acoustics and the location of air terminals are consequences of earlier design and coordination decisions. That is why execution quality is built from the first coordination meetings, not only at final handover.

We understand the realities of delivering projects in demanding office buildings.

Delivering a fit-out in an operational office building requires much more than a well-designed interior. The construction schedule must take into account the way the building operates, access to the premises, material deliveries, permitted hours for noisy works and the procedures for making changes to existing building services.

We have worked in many well-known Warsaw office buildings, including Q22, Warsaw Trade Tower, Warsaw Financial Center, Warta Tower, Moje Miejsce, Bliski Centrum and Nordic Park. How we work

We connect design, technical and cost decisions in one process.

In office projects, most decisions are interconnected. A layout change affects building services, the finishing standard affects the budget, and building requirements affect both the schedule and the way the works are carried out.

That is why we do not treat design, cost planning and execution as separate stages. We analyse their dependencies in parallel so that decisions made at the beginning are both buildable and financially justified.

The result should be an office that meets the organization’s needs, remains within the agreed assumptions and continues to perform as designed after handover.
